A Planning Application will need to be submitted for all development that alters the character and appearance of a building or site. New-build schemes and most external renovation projects are subject to the planning process.

Key to any commencement of an application is the commissioning of a detailed topographical or measured building survey so that the principal characteristics of context, massing, heights, building features, boundary extents and any relevant street features are accurately recorded. We work with consultants who are able to provide this service in a timely and cost effective way and the design stage follows on from receipt of the survey information. The specific complexities of the project will determine whether a pre-consultation meeting or pre-application stage is undertaken prior to submitting the application. This enables any concerns the planning authority may have to be raised and allows for any necessary changes to be made and increases the likelihood of a favourable outcome.

Once submitted, the drawings undergo a validation process by the local authority to ensure all the relevant information is enclosed. Upon validation the project is determined within 8 weeks of validation. Following planning consent the decision notice typically includes standard planning conditions that need to be met. In addition there may be conditions that need to be discharged by submitting further information or drawings either before work starts or prior to occupation.
